While we still recommend those with cracks developing try to get their asphalt seal coated before it gets too cold, spring is really the best time for seal coating. The industry standard is for sealcoating to be replaced every two years, which allows the sealer on your driveway or parking lot to wear away prior to resealing.
After laying asphalt, it’s recommended to wait 30 days before sealing a commercial parking lot and 90 days before sealing a residential driveway. You don’t want to seal your new asphalt until the asphalt is hard enough to withstand power steering.
